The Coach House holiday cottage was formally an 18th Century stable and carriage block. It’s built of local limestone and faces south with spectacular views of the Manifold Valley. The conversion into holiday accommodation was made by the present owners, Liz and Chris, and while it retains many original features, it now exudes 21st Century luxury and comfort. It’s a detached cottage and comes with underfloor heating, woodburning stove, en-suite shower room, family bathroom and American style fridge/freezer.
The holiday cottage is very spacious and popular with large groups as well as couples and families. With the exception of a gallery bedroom all facilities are on the ground floor and may be suitable for visitors with limited mobility. French windows lead to a graveled courtyard which has garden furniture and a BBQ. There’s a small grassy paddock immediately in front of the cottage where guests can relax and children can play. An EV charger has been installed behind the building in the designated parking area.

Availability and booking
(a) A 33% deposit is required to confirm the booking, with the balance due 6 weeks before your holiday.
(b). Guests are requested to vacate cottages by 10 am on the day of departure – if you are leaving on Sunday but wish to stay beyond 10 am please book a 3 night stay (there is not a great difference in price between a 2 and 3 night stay).
The Coach House
Living space
From the entrance hall, walk into a magnificent lounge with vaulted ceiling, timber trusses and exposed woodwork. French windows have incredible views of the high hills surrounding Swainsley Farm. The cottage has under floor heating, a wood burning stove (biomass), a large 52 inch flat screen TV and a bluetooth speaker.
Bedrooms and bathrooms
A flight of open tread stairs leads to a gallery with a king-size double bedroom overlooking the lounge. On the ground floor the master bedroom has a king-size double bed with an en-suite shower room/toilet. There is also a family bathroom with bath/over-bath shower, WC and hand-basin. Both bathrooms have heated towel rails and under-floor heating.
A smaller bedroom has two full size single beds in a ‘bunk’ arrangement (suitable for adults or children). The cottage also has a folding single bed and sleeps upto 7 people plus a cot.
Modern deluxe kitchen
The modern kitchen, with granite worktops, is equipped with a large American-style fridge/freezer, hob, oven and a full range of cooking and dining ware. The kitchen has a vaulted ceiling with lots of exposed woodwork and stunning views of the Manifold Valley.
Outside
The front door and the French windows lead to a sunny courtyard with garden furniture, picnic table and BBQ. There’s a small grassy paddock directly opposite the front door where guests can relax and children can play.
Scandinavian Hot Tub
If you really want to lie back and relax then let the stresses and strains melt away in our hot tub. It’s not the Jacuzzi type (no bubbles or flashing lights!) and available as an extra. It’s made in Scandinavia and is wood fired (biomass). It’s amazingly eco-friendly compared to regular hot tubs and there’s space for 6 to 8 people. There are no chemicals so it’s ‘one use only’. For hygiene reasons, it needs to be emptied, cleaned, refilled and heated before it’s next use. This takes time, so if you would like to use it please let us know 24 hours in advance.
The hot tub is located in an elevated position with truly spectacular views. Stargazing on a clear night is heavenly!
There is a charge of £80 for each separate day booking. The price includes: extra bath towels, robes and plastic drinking glasses.
EV Charger
The EV charger is at the rear of the building in the designated parking area.
The charger works with an RFID card and operates on a normal domestic tarriff – we pass onto you what the electricity company charge us. Please ask for the RFID card when you arrive.

What’s included
- The cottage is equipped with a dishwasher, auto washing machine/dryer, microwave, fridge, freezer, flat screen TV, DVD, Nespresso coffee machine, hair dryer and a bluetooth speaker. It’s fully equipped with everything you’ll need to make your holiday enjoyable.
- We have additional equipment you may wish to borrow, free of charge: bread maker, hand blender/whisk, air fryer and slow cooker. Please let us know before you arrive if you would like to use any of these.
- On arrival you will find kitchen roll, toilet paper, bin bags, tea, coffee, sugar, salt and pepper, aluminium foil, greaseproof paper, cling film, dishwasher tablets, washing powder, shampoo, conditioner and hand wash.
- Heating: the lounge, kitchen, hall, family bathroom and en suite shower room all have underfloor heating. The lounge has a wood burning stove (biomass) and the bedrooms have electric radiators.
- Linen (duvets), robes, bath/hand/kitchen towels are all provided. Beds have mattress toppers.
- We can provide a cot, high chair, stair-gate, baby monitor, bouncing cradle and baby walker – if required please ask on booking. Please note we do not provide cot linen/towels.
- Baby sitting by arrangement.
- We have some complimentary adult cycles for visitors to use (by arrangement). Cycle store, helmets and drying cabinet available.
- Free WiFi (this is a rural area and our broadband is not Superfast but fine for emails and web browsing).
- We ask visitors not to arrive before 4pm so that we have enough time to get the cottage ready for you.
- We would be grateful if you could vacate the cottage by 10am on the day of departure.
- Regret no smoking or pets inside the cottage.
