Originally a barn and corn store dating back to the 18th Century, the Haybarn has been converted into spacious family accommodation. Constructed of local limestone, the interior has beamed ceilings and a wealth of original features. All rooms have been carefully furnished and decorated to give 21st Century luxury and comfort! The cottage has stunning views of the Manifold Valley and the hills surrounding Swainsley.
The kitchen/dining area is very spacious and the table can be extended to seat up to 12 people (groups booking more than one cottage can eat together). This room has underfloor heating while the cosy lounge also has a wood burning stove (biomass). French windows lead to a graveled courtyard which has garden furniture and a BBQ. There’s a small grassy paddock immediately in front of the cottage where guests can relax and children can play. An EV charger has been installed behind the building in the designated parking area.

Availability and booking
(a) A 33% deposit is required to confirm the booking, with the balance due 6 weeks before your holiday.
(b). Guests are requested to vacate cottages by 10 am on the day of departure – if you are leaving on Sunday but wish to stay beyond 10 am please book a 3 night stay (there is not a great difference in price between a 2 and 3 night stay).
The Haybarn
Living space
From the kitchen a door leads to a separate lounge with magnificent views, a newly installed wood burning stove (biomass), large flat screen TV and bluetooth speaker.
A flight of open tread stairs in the kitchen leads to a landing overlooking the courtyard.
Bedrooms and bathrooms
The landing provides access to a modern bathroom with bath/over bath shower, WC and heated towel rail. Also off the landing is a spectacular king-size double bedroom with vaulted ceiling and exposed roof trusses.
A separate, second bedroom has twin beds (which can be made into a king-size double by arrangement). This cottage will easily accommodate two couples but the layout (second bedroom leading off the master bedroom) means that it’s particularly suitable for families, especially those with small children. The second bedroom contains a Z-bed for an extra person.
Modern deluxe kitchen
The modern, spacious kitchen has granite worktops, integrated appliances, underfloor heating and a full range of cooking and dining ware.
There’s everything you need and more to make you stay memorable.

Outdoor furnished patio
The French windows lead to a sunny courtyard with garden furniture, picnic table and BBQ. There’s a small grassy paddock directly opposite the French windows where guests can relax and children can play
EV Charger
The EV charger is at the rear of the cottage in the designated parking area.
The charger works with an RFID card and operates on a normal domestic tarriff – we pass onto you what the electricity company charge us. Please ask for the RFID card when you arrive
Scandinavian Hot Tub
If you really want to lie back and relax then let the stresses and strains melt away in our hot tub. It’s not the Jacuzzi type (no bubbles or flashing lights!) and available as an extra. It’s made in Scandinavia and is wood fired (biomass). It’s amazingly eco-friendly compared to regular hot tubs and there’s space for 6 to 8 people. There are no chemicals so it’s ‘one use only’. For hygiene reasons, it needs to be emptied, cleaned, refilled and heated before it’s next use. This takes time, so if you would like it’s private use please let us know 24 hours in advance.
The hot tub is located in an elevated position with truly spectacular views. Stargazing on a clear night is heavenly!
There is a charge of £80 for each separate day booking. The price includes: extra bath towels, robes and plastic drinking glasses.

What’s included
- The cottage is equipped with a dishwasher, auto washing machine/dryer, microwave, fridge, freezer, flat screen TV, DVD, hairdryer, Nespresso coffee machine and a bluetooth speaker. It’s fully equipped with everything you will need to make your holiday enjoyable.
- We have some additional equipment you may wish to borrow, free of charge: bread maker, hand blender/whisk, air fryer and slow cooker. Please let us know before you arrive if you would like any of the above in your cottage.
- On arrival you will find kitchen roll, toilet paper, bin bags, tea, coffee, sugar, salt and pepper, aluminium foil, greaseproof paper, cling film, dishwasher tablets, washing powder, shampoo, conditioner and hand wash.
- Heating: the kichen/dining room has underfloor heating. The bedrooms and lounge have radiators. The lounge also has a wood burning stove (biomass).
- Linen (duvets), robes, bath/hand/kitchen towels are all provided. Beds have mattress toppers.
- We can provide a cot, high chair, stair-gate, baby monitor, bouncing cradle and baby walker – if required please ask on booking. Please note we do not provide cot linen/towels.
- Baby sitting by arrangement.
- We have some complimentary adult cycles for visitors to use (by arrangement). Cycle store, helmets and drying cabinet available.
- Free WiFi (this is a rural area and our broadband is not Superfast but fine for emails and web browsing).
- We ask visitors not to arrive before 4pm so that we have enough time to get the cottage ready for you.
- We would be grateful if you could vacate the cottage by 10am on the day of departure.
- Regret no smoking or pets inside the cottage.
